Type 1 Construction

600 San Pedro is a high-rise entirely ‘affordable’ residential apartment located in the center of Skid Row. It contains 302 micro units ranging in size between 400 sf and 500 sf. There is 4,500 SF of interior amenities.

25,800 SF of secured exterior open space, along with staff offices for 25 case managers to help with counseling and guidance to the residence as they transition back into a more positive environment.

600 San Pedro was procured as a ‘design-build’ project in order to ensure the very limited budget was maintained. With this in mind, a window wall system with exposed slab edges was chosen for the exterior skin.

The cladding was folded similarly to layers of origami and color green was chosen to in part to reinforce the Weingart color scheme, but also because of Los Angeles’ rich history of similarly colored buildings such as ‘The Eastern’ or The Wiltern’.

One of the most important design concepts that Weingart and Related Urban insisted on was that the project did not feel like low quality housing.

Consequently all of the design decisions were concentrated on solutions that gave the building a market rate feel despite the limited budget. For example, each of the units, although limited in size, all have full height glazing.

From the interior, the units feel bright and more spacious. In addition, given the large sheets of glass, the views towards downtown have all been maximized.
