This 20-story luxury apartment complex was the first of a multi-stage and multi-parcel Grand Avenue megaproject. Large Architecture worked as the executive with Architectonica as the designer.

Parcel M is the first built residential portion of the overall Grand Avenue Project. It is a 271-unit 20-story high rise residential tower over 4 levels of below-grade parking garage, consisting of predominantly one and two bedroom apartments.

The site is situated in a difficult location given the building sits on a steep incline with nearly 40 feet drop from front to back, yet visually needed to appear that it sits on a flat site.

A rigid budget was a limiting factor considering it was a type I high-rise on a complex site. We were heavily involved in the design process given the difficult site context and budget considerations.

Pre-cast concrete was decided upon for the exterior to give the building a high-quality look, with superior performance, and cost savings. Concrete panels also provide great life cycle and maintenance benefits that other materials often don't provide.
